Frequently Asked Questions

Find answers to the most common questions about modular home construction.

What exactly is a modular home?

A modular home is a prefabricated house built in sections (modules) at a factory, then transported to the building site and assembled on a permanent foundation. Unlike mobile homes, modular homes are built to the same local building codes as site-built homes and are indistinguishable from traditional construction once completed. They're permanent structures that appreciate in value just like any other home.

How long does it take to build a modular home?

The typical timeline from design approval to move-in is 3-5 months. This includes 2-4 weeks for design and permits, 8-12 weeks for factory construction and site preparation (which happen simultaneously), and 2-4 weeks for delivery, assembly, and finishing. This is roughly 50% faster than traditional construction, which typically takes 8-12 months.

Are modular homes as durable as traditional homes?

Yes, often more so! Modular homes are built to withstand transportation on highways, which requires extra structural reinforcement. They're constructed in a controlled factory environment where materials aren't exposed to weather damage. Multiple quality inspections occur during construction. Studies show modular homes can better withstand hurricanes and earthquakes than traditionally built homes.

Can I customize my modular home?

Absolutely! You can choose from our existing floor plans and modify them, or we can design a completely custom home from scratch. Customization options include floor plan changes, exterior finishes, roofing, windows, interior finishes, cabinetry, countertops, flooring, fixtures, smart home features, and energy upgrades. The possibilities are nearly endless.

How much does a modular home cost?

Costs vary based on size, design, and customizations. Our base models start around $175,000 and go up to $400,000+ for larger, fully-customized homes. On average, modular construction saves 15-20% compared to traditional stick-built homes of similar quality. We provide detailed, transparent quotes with no hidden costs. Can I get financing for a modular home?

Yes! Modular homes can be financed through conventional mortgages, FHA loans, VA loans, and USDA loans, just like traditional homes. During construction, you'll typically need a construction loan, which converts to a permanent mortgage upon completion. We work with several lenders who specialize in modular home financing and can help connect you with the right option.

What's included in your turnkey service?

Our turnkey service includes everything from design consultation and permit acquisition to site preparation, foundation, utility connections, module construction and delivery, assembly, all interior and exterior finishing, landscaping preparation, inspections, and final walkthrough. We handle the entire process so you have one point of contact and one company responsible for your complete project.

Do I need to own land first?

Yes, you'll need to own or be in the process of purchasing your land before we can begin construction. We can help evaluate potential properties for suitability, including assessing soil conditions, utility access, zoning requirements, and any site challenges. If you haven't found land yet, we can recommend trusted real estate agents who specialize in buildable lots in the Hamptons area.

What areas do you serve?

We primarily serve the East End of Long Island, including Hampton Bays, Southampton, Sag Harbor, East Hampton, Montauk, Westhampton Beach, Quogue, Bridgehampton, Amagansett, and surrounding areas. We also take on projects throughout Suffolk County. Contact us to discuss your specific location.

What warranties do you offer?

We provide comprehensive warranties including: 1-year workmanship warranty covering all construction and finishing work, 2-year systems warranty covering electrical, plumbing, and HVAC, and 10-year structural warranty covering the home's structural integrity. All appliances and fixtures also carry their manufacturers' warranties. We stand behind every home we build.

Are modular homes energy efficient?

Yes! The precision of factory construction results in tighter building envelopes with fewer gaps and air leaks. Our homes meet or exceed Energy Star standards as built, and we offer additional upgrades including enhanced insulation, triple-pane windows, high-efficiency HVAC systems, solar panels, and smart home energy management. Many of our clients report 30-50% lower utility bills compared to their previous homes.

Can I visit a model home or the factory?

Absolutely! We encourage prospective clients to tour our facilities and see modular construction firsthand. We can arrange factory tours where you can watch homes being built, and we also have model homes available for viewing. Contact us to schedule a visit. Seeing the quality of construction in person is the best way to appreciate the modular advantage.
